According to the new ruling by DBD (updated Jan, 2026) all new company needs to have a physical office to incorporate in Thailand. Virtual Office is no longer allowed to be used for company formation.

The best solutions for companies is to rent your own physical office but due to the high cost (rental, deposit, renovation, utilities and etc) many businesses chose Serviced Office.

You need to provide at least a 1 year lease agreement to the DBD to form a company in Thailand.
