Sign the property lease agreement with your Thai Limited Company
This is important because the names has to be the same when you apply for your Food & Beverage License.
Think about how you want to furnish/ fit-out the space, how you plan to build or place your food preparation area and have someone to draw them out for you and build them for you.
There are many contractors in Thailand who are willing to renovate your space at a reasonable price however do take note of language barrier.
While your space is being built, you can get started with your Food & Beverage license application. This process maybe take up to 1 month and there will be inspection as well as you will need to have a Thai manager to take some test.
